Why J Group

More Space Without Moving

An addition gives you the room you need on the street you love. It's also the most complex project in residential construction: structure, zoning, permits, mechanical systems and a roof line that has to look like it was always there. We plan all of it before the first shovel goes in.

  • Design, engineering and permits handled: drawings, structural engineering, the building permit and any zoning approvals
  • A dedicated project manager on every job, from the first visit to the final walkthrough
  • Built to match: brick, siding, windows and roof lines that blend with your existing home
  • Licensed trades for plumbing, gas, electrical and HVAC, done to code
  • A clear quote before any work starts, and a written 2-year workmanship warranty

Planning & permits

What an Addition Needs Before It Can Be Built

Every addition in Ontario needs a building permit. Most also need some combination of these, and we take care of each one:

  • Zoning review: setbacks from the lot lines, lot coverage, height and floor area. We check your lot's zoning at the start.
  • Minor variances: if the design goes beyond what zoning allows, it goes to your city's Committee of Adjustment first, which can add a few months.
  • Structural engineering: foundations, beams and framing for the new space, and for a second storey, a check that your existing foundation can carry the extra load.
  • Mechanical upgrades: more space can mean a bigger furnace or air conditioner, new ductwork, or an upgraded electrical service.
  • Trees, ravines and heritage: protected trees, ravine areas and heritage properties have their own permits. We check before design begins.

What a Home Addition Costs

Every addition is different. Here's where full-service projects start in Toronto and the GTA, before HST, including design, engineering drawings and permits. Try our cost estimator →

Ground-floor or rear additions

From $275/sq ft

A 300 sq ft family-room addition usually lands between about $85K and $150K, depending on the foundation, the finishes and what's inside.

Second-storey additions

From $325/sq ft

Includes taking off the roof, new framing and a new staircase. Bathrooms and kitchens inside the new space add to the cost.

What moves the price

  • Foundation and structure: a full basement under a rear addition costs more than a crawlspace or slab, and older foundations may need reinforcing for a second storey.
  • Kitchens and bathrooms: plumbed rooms cost more per square foot than bedrooms and living space.
  • Matching the exterior: brick, stone and custom windows that blend with the existing home add to the budget.
  • Approvals: minor variances, engineering and tree or ravine permits add drawings, fees and time.

Questions

Home Addition FAQ

How much does a home addition cost?

Full-service additions start from about $275 per square foot for a ground-floor or rear addition and about $325 per square foot for a second storey, before HST, including design, engineering drawings and permits. A 300 sq ft family-room addition usually lands between about $85,000 and $150,000. You get a clear quote after your consultation.

Do I need a permit for an addition?

Yes. Every addition in Ontario needs a building permit, with structural drawings and inspections along the way. We prepare the drawings and handle the permit.

What is a minor variance, and will I need one?

If your addition goes beyond what your lot's zoning allows, for example closer to a lot line or bigger than the allowed floor area, it needs a minor variance from your city's Committee of Adjustment before a permit can be issued. We check your zoning first and design to avoid one where we can.

Can my house support a second storey?

Often, yes. A structural engineer checks your existing foundation and framing first. Some homes need reinforcing before a second storey can go on, and we include that in the plan and the quote.

How long does an addition take?

Plan for about 2 to 4 months of design, engineering and permits, then about 4 to 8 months of construction, depending on the size and any approvals. You get a realistic schedule with your quote.

Can we live at home during the addition?

For most rear additions, yes. We keep the work area sealed off from the rest of the house. A second storey means some work with the roof open, so we coordinate living arrangements with you ahead of time, including whether and when you might want to stay elsewhere.

Is an addition better than moving?

Often it is, if you love your neighbourhood. An addition avoids land transfer tax, realtor fees and moving costs, and gives you space designed around how you live. We help you compare at the consultation.

What does the $199 consultation include?

An in-person visit, an honest conversation about budget and feasibility, and a measured floor plan report of your space. The $199 is credited in full toward your project.
