Renovating an Etobicoke Home: What to Expect

Etobicoke stretches from the lakeshore to the Humber Valley, and its homes span nearly a century — from pre-war Tudors and lakeside cottages to post-war bungalows and waterfront condos.

Pre-war character homes

The Kingsway has many homes from the 1920s to the 1940s — brick Tudors and character homes with plaster walls, older wiring and original plumbing. We plan updates that respect the character while bringing the systems up to code.

Post-war bungalows

Islington Village, Markland Wood, Alderwood, Eatonville and Richview are full of 1950s and '60s bungalows and side-splits — great candidates for open-concept layouts, new kitchens and basement suites.

Lakeshore neighbourhoods

Mimico, New Toronto and Long Branch mix older cottages and semis near the lake with new infill homes. Narrow lots and older foundations mean careful planning for basements and additions.

Waterfront & Islington condos

From Humber Bay Shores to Islington-City Centre West, condo renovations come with management approvals, elevator bookings, set work hours and flooring-underlay rules. We handle the paperwork.

Permits & City rules

Etobicoke Rules We Handle for You

  • Building permits — needed for structural changes, new or moved plumbing, basement apartments, underpinning, new entrances and decks more than 60 cm (24 in) off the ground. We prepare the drawings, apply and book every inspection.
  • Construction hours — Toronto's noise bylaw allows construction noise 7 a.m.–7 p.m. on weekdays and 9 a.m.–7 p.m. on Saturdays, and not on Sundays or statutory holidays. We schedule loud work inside those hours.
  • Protected trees & ravines — private trees 30 cm or more across need a City permit, and in ravine-protected areas along the Humber River and Mimico and Etobicoke creeks, trees of any size do.
  • Committee of Adjustment — if your plans don't fit the zoning — a larger addition or a new infill home — you'll need a minor variance before a building permit. We'll tell you at the consultation if that's likely.
  • More homes on your lot — Toronto now permits laneway suites, garden suites and up to four units on most residential lots. We'll tell you whether your lot is a fit.

What moves the price in Etobicoke

  • The age of your home — older wiring, plumbing and plaster often need updating once the walls are open.
  • Lot and access — narrow lakeshore lots, no driveway, and condo elevators and loading docks add time.
  • Permits and variances — structural work, basement suites and infill homes need drawings, permits and sometimes a minor variance.
  • Finishes — custom cabinetry, natural stone and large-format tile cost more than stock options.

Questions

Etobicoke Renovation FAQ

Do you work across all of Etobicoke?

Yes — the Kingsway, Islington, Mimico, New Toronto, Long Branch, Humber Bay and north Etobicoke, plus the rest of Toronto and the GTA.

Do I need a permit for my renovation in Etobicoke?

You need a building permit for structural changes, new or moved plumbing, basement apartments, underpinning, new entrances and decks more than 60 cm off the ground. Cosmetic updates like paint, flooring, or new cabinets in the same layout usually don't need one. When a permit is required, we handle it.

My home backs onto the Humber or a creek. What changes?

Toronto's Ravine and Natural Feature Protection by-law protects trees of any size in mapped ravine areas, and some work needs City approval first. We check the City's ravine mapping for your property early.

Can I finish my basement or add a basement apartment?

Yes, with a building permit. Toronto allows laneway suites, garden suites and up to four units on most residential lots. We also install backwater valves, which the City subsidizes by up to $1,600 per valve.

What hours can contractors work in Etobicoke?

Toronto's noise bylaw allows construction noise from 7 a.m. to 7 p.m. on weekdays and 9 a.m. to 7 p.m. on Saturdays. It isn't allowed on Sundays or statutory holidays.

Do you renovate condos?

Yes — from Humber Bay Shores to Islington. We handle management approvals, elevator bookings, insurance certificates and your building's work-hour and flooring rules.

How much does a renovation cost in Etobicoke?

Most of our kitchens land between $25,000 and $60,000 and most bathrooms between $12,000 and $30,000, before HST. Older homes, access and permits affect the price. You get a clear quote after your consultation.

What does the $199 consultation include?

An in-person visit, an honest conversation about budget and feasibility, and a measured floor plan report of your space. The $199 is credited in full toward your project.
