Local know-how
Renovating a Mississauga Home: What to Expect
Mississauga grew from lakeside and river villages like Port Credit and Streetsville into one of Canada's largest cities. Its homes range from post-war bungalows to '90s subdivisions and City Centre condos.
Lakeside estates & rebuilds
In Mineola, Lorne Park and Port Credit, large lots and older homes are making way for custom rebuilds and major additions. Mature trees mean tree permits are common — Mississauga requires one for any private tree 15 cm or more across.
Post-war bungalows & backsplits
Applewood, Erindale, Cooksville and Clarkson have bungalows and backsplits from the 1950s to the '70s — ideal for open-concept layouts, new kitchens and basement suites. Removing a load-bearing wall needs an engineered beam and a permit.
'80s–2000s family homes
Erin Mills, Meadowvale, Streetsville and Churchill Meadows were built from the 1980s on. Builder-grade kitchens and bathrooms are ready for updates, and many basements can become a family room or rental suite.
City Centre & waterfront condos
Around Square One and along the Port Credit waterfront, condo renovations come with management approvals, elevator bookings, set work hours and flooring-underlay rules. We handle the paperwork.
Permits & City rules
Mississauga Rules We Handle for You
- Building permits — needed for structural changes, new or moved plumbing, basement apartments, new entrances and decks more than 60 cm (24 in) off the ground. We prepare the drawings, apply and book every inspection.
- Construction hours — Mississauga's noise by-law allows construction from 7 a.m. to 7 p.m., Monday to Saturday, excluding statutory holidays. We schedule loud work inside those hours.
- Protected trees — Mississauga's Private Tree Protection By-law requires a permit to injure or remove any private tree 15 cm or more in diameter — even a dead one — and permit fees apply.
- Heritage districts — Meadowvale Village and Old Port Credit Village are heritage conservation districts. Exterior changes and new structures there need a heritage permit, reviewed on set deadlines.
- More homes on your lot — Ontario now allows up to three units on most serviced residential lots — for example, a basement apartment plus a garden suite. We check your lot's zoning at the consultation.

Up to $1,500

What a Renovation Costs in Mississauga
Every home is different, but here's where most of our projects land before HST.
Kitchen renovations
From $30K
Most mid-size kitchens land between $45K and $95K, with appliances extra. Keeping your existing layout keeps costs down.
Bathroom renovations
From $22K
For a full bathroom. Powder rooms start around $8K and primary ensuites around $35K. Moving the toilet, tub or shower drain adds the most.
What moves the price in Mississauga
- Layout changes — moving walls, plumbing or gas lines costs more than updating what's there.
- Permits and approvals — building, tree and heritage permits add drawings, fees and time.
- The age of your home — older wiring, plumbing and framing may need updating once the walls are open.
- Finishes — custom cabinetry, natural stone and large-format tile cost more than stock options.

Questions
Mississauga Renovation FAQ
Do you work across all of Mississauga?
Yes — Port Credit, Mineola, Lorne Park, Clarkson, Erin Mills, Streetsville, Meadowvale, Churchill Meadows, Applewood and the City Centre, plus the rest of the GTA.
Do I need a permit to finish my basement in Mississauga?
In most cases, yes. Finishing a basement with new walls, plumbing or a bedroom needs a building permit and inspections, and a basement apartment also has to meet zoning rules. We prepare the drawings and handle the permit.
What hours can contractors work in Mississauga?
Mississauga's noise by-law allows construction from 7 a.m. to 7 p.m., Monday to Saturday, excluding statutory holidays.
Do I need a permit to remove a tree on my property?
If it's 15 cm or more in diameter, yes — even if it's dead. Mississauga requires a permit to injure or remove any private tree that size, so we check your lot early.
Is there a rebate for a backwater valve?
Yes. Peel Region rebates 60% of the cost, up to $1,500, for a valve installed by a licensed contractor with a building permit. We install backwater valves and give you the invoice and permit details you need to apply.
Can I add a basement apartment or second unit?
Often, yes. Ontario allows up to three units on most serviced residential lots, and Mississauga's zoning sets the rules for size, entrances and parking. We check your property at the consultation and tell you honestly whether it's a fit.
How much does a renovation cost in Mississauga?
Kitchens start from about $30,000 and full bathrooms from about $22,000, before HST, with appliances extra. Layout changes, permits and finishes affect the price. You get a clear quote after your consultation. Try our cost estimator →
What does the $199 consultation include?
An in-person visit, an honest conversation about budget and feasibility, and a measured floor plan report of your space. The $199 is credited in full toward your project.
