Renovating an Oakville Home: What to Expect
Oakville stretches from its historic lakeside downtown to newer communities north of Dundas Street. Each part of town has its own homes — and its own priorities.
Old Oakville & heritage homes
Downtown and Old Oakville include some of Ontario's oldest heritage conservation districts. Exterior changes, additions and new builds there need a heritage permit, and older homes can hide outdated wiring and plumbing behind the walls.
Southeast estates & rebuilds
In Eastlake, Morrison and the lakeside streets, many older homes are being replaced or expanded with custom builds. Oakville requires a permit to remove any private tree 15 cm or more across, so we plan around mature trees from day one.
'70s–'90s family homes
Glen Abbey, River Oaks, College Park and Clearview were mostly built from the 1970s to the '90s. Their kitchens, bathrooms and basements are ready for updates — and an open main floor makes a big difference.
Newer north Oakville
West Oak Trails, Joshua Creek and the communities north of Dundas have builder-grade finishes and unfinished basements — ideal for basement suites, family rooms and kitchen upgrades.
Permits & City rules
Oakville Rules We Handle for You
- Building permits — needed for structural changes, new or moved plumbing, basement apartments, new entrances and decks more than 60 cm (24 in) off the ground. We prepare the drawings, apply and book every inspection.
- Protected trees — Oakville's Private Tree Protection By-law requires a permit and an on-site review before removing any tree 15 cm or more in diameter.
- Heritage districts — Old Oakville, Downtown Oakville, First and Second Street, and Trafalgar Road are heritage conservation districts. Exterior changes and new builds inside them need a heritage permit.
- Construction hours — Oakville updated its noise by-law in 2025. We follow the Town's current construction hours and schedule loud work inside them.
- More homes on your lot — Ontario now allows up to three units on most serviced residential lots — for example, a basement apartment plus a garden suite. We check your lot's zoning at the consultation.
Plan ahead
Tree Reviews Come First
15 cm
Oakville requires a permit and an on-site inspection before any private tree 15 cm or more in diameter can be removed. We check your lot for protected trees at the consultation so approvals don't hold up your schedule.

Questions
Oakville Renovation FAQ
Do you work across all of Oakville?
Yes — Old Oakville, Bronte, Glen Abbey, River Oaks, Eastlake, Morrison, College Park, Joshua Creek and north Oakville, plus the rest of the GTA.
Do I need a permit to remove a tree in Oakville?
If it's 15 cm or more in diameter, yes. Oakville requires a permit and an on-site review before removal, so we flag protected trees early.
Can I renovate a home in an Oakville heritage district?
Yes. Interior work is usually unaffected, but exterior changes, additions and new builds need a heritage permit that fits the district plan. We plan the design around it from the start.
Do I need a permit to finish my basement?
In most cases, yes. Finishing a basement with new walls, plumbing or a bedroom needs a building permit and inspections, and a basement apartment also has to meet zoning rules. We prepare the drawings and handle the permit.
Can I replace my home with a custom build?
Often, yes. Zoning sets the size, height and setbacks, and mature trees may need permits. We review your lot at the consultation and tell you what to expect. See custom homes →
Can I add a basement apartment or second unit?
Often, yes. Ontario allows up to three units on most serviced residential lots, and Oakville's zoning sets the rules for size, entrances and parking. We check your property at the consultation.
How much does a renovation cost in Oakville?
Kitchens start from about $26,000 and full bathrooms from about $19,000, before HST, with appliances extra. Layout changes, permits and finishes affect the price. You get a clear quote after your consultation. Try our cost estimator →
What does the $199 consultation include?
An in-person visit, an honest conversation about budget and feasibility, and a measured floor plan report of your space. The $199 is credited in full toward your project.
