Local know-how
Renovating a Vaughan Home: What to Expect
Vaughan grew from historic villages — Woodbridge, Maple, Kleinburg and Thornhill — into one of the GTA's fastest-growing cities. Its homes range from 1960s bungalows to new subdivisions and condo towers at the VMC.
Established Woodbridge & Thornhill homes
Older streets in Woodbridge and on Vaughan's side of Thornhill have bungalows and backsplits from the 1960s and '70s. They're ideal for open-concept layouts, new kitchens and basement suites — but removing a load-bearing wall means an engineered beam and a permit.
'90s and 2000s subdivisions
Maple, Vellore Village, Sonoma Heights, Patterson and much of Woodbridge were built from the 1990s on. Builder-grade kitchens, bathrooms and stairs are ready for updates, and many basements are still unfinished — prime space for a family room, gym or rental suite.
Estate lots & custom homes
In Kleinburg, Islington Woods and other estate areas, homeowners are rebuilding and adding on. Large projects here often involve tree permits, and inside Kleinburg's heritage district, a heritage permit too.
VMC & Highway 7 condos
Around the Vaughan Metropolitan Centre and along Highway 7, condo renovations come with management approvals, elevator bookings, set work hours and flooring-underlay rules. We handle the paperwork and follow your building's rules.
Permits & City rules
Vaughan Rules We Handle for You
- Building permits — needed for structural changes, new or moved plumbing, finished basements, basement apartments and decks more than 60 cm (24 in) off the ground. We prepare the drawings, apply and book every inspection.
- Construction hours — Vaughan's noise by-law allows construction between 7 a.m. and 7 p.m., Monday to Saturday, and not on Sundays or statutory holidays. We schedule loud work inside those hours.
- Protected trees — Vaughan's 2025 Tree Protection By-law covers private trees 20 cm or more in diameter. Injuring or removing one — including digging near its roots — needs a City permit first, and fines can reach $10,000.
- Heritage districts — Vaughan has four heritage conservation districts: Woodbridge, Maple, Kleinburg-Nashville and Thornhill. Exterior changes, additions and new homes inside them need a heritage permit.
- More homes on your lot — Ontario now allows up to three units on most serviced residential lots — for example, a basement apartment plus a garden suite. We check your lot's zoning at the consultation.

Transparent pricing
What a Renovation Costs in Vaughan
Every home is different, but here's where most of our projects land before HST.
Kitchen renovations
$25K – $60K
Size, layout changes and cabinetry drive the price. Keeping your existing layout keeps costs down.
Bathroom renovations
$12K – $30K
A full bathroom usually lands between $16K and $24K. Moving the toilet, tub or shower drain adds the most.
What moves the price in Vaughan
- Layout changes — moving walls, plumbing or gas lines costs more than updating what's there.
- Permits and approvals — building, tree and heritage permits add drawings, fees and time.
- The size of your home — larger homes mean more flooring, drywall, trim and paint.
- Finishes — custom cabinetry, natural stone and large-format tile cost more than stock options.

Questions
Vaughan Renovation FAQ
Do you work across all of Vaughan?
Yes — Woodbridge, Maple, Kleinburg, Concord, the VMC and Vaughan's side of Thornhill, plus the rest of York Region and the GTA. We're based next door in Richmond Hill.
Do I need a permit to finish my basement in Vaughan?
In most cases, yes. Finishing a basement with new walls, plumbing or a bedroom needs a building permit and inspections, and a basement apartment also has to meet zoning rules. We prepare the drawings and handle the permit.
What hours can contractors work in Vaughan?
Vaughan's noise by-law allows construction between 7 a.m. and 7 p.m., Monday to Saturday. It isn't allowed on Sundays or statutory holidays.
Do I need a permit to remove a tree on my property?
If it's 20 cm or more in diameter, yes. Under Vaughan's Tree Protection By-law, you need a City permit before removing or injuring a private tree that size. We flag protected trees early so they don't hold up your project.
Can I renovate a home in Woodbridge's or Kleinburg's heritage district?
Yes. Interior work is usually unaffected, but exterior changes, additions and new homes need a heritage permit that fits the district plan. We plan the design around it from the start.
Do you take on commercial renovations in Vaughan?
Yes — showrooms, offices, clinics and retail. We refreshed Caesarstone's showroom in Vaughan and schedule work around your business hours. See commercial renovations →
How much does a renovation cost in Vaughan?
Most of our kitchens land between $25,000 and $60,000 and most bathrooms between $12,000 and $30,000, before HST. Layout changes, permits and finishes affect the price. You get a clear quote after your consultation.
What does the $199 consultation include?
An in-person visit, an honest conversation about budget and feasibility, and a measured floor plan report of your space. The $199 is credited in full toward your project.
