Local know-how

Renovating a King Township Home: What to Expect

King is mostly countryside: rolling hills, horse farms and woodlots, with the villages of King City, Nobleton and Schomberg at its centre. Most of the township sits on the Oak Ridges Moraine and in the Greenbelt, so planning matters more here than in a typical suburb.

Estate & country properties

Large lots, long driveways and homes set back among the trees. Additions, rebuilds and new custom homes here often need Moraine and conservation authority review, so we check before design begins.

King City

Established streets of 1950s to 1970s bungalows and backsplits on generous lots, alongside newer luxury homes. They're ideal for open-concept main floors, new kitchens and second-storey additions.

Nobleton & Schomberg

Village homes, newer subdivisions and Schomberg's historic Main Street. We plan around heritage listings, and around septic systems and wells where homes aren't on municipal services.

Septic, wells & utilities

Adding a bedroom, a bathroom or an in-law suite can affect a septic system's capacity. We review it early and coordinate any septic work with your building permit, so there are no surprises mid-project.

Permits & Township rules

King Township Rules We Handle for You

  • Building permits are needed for structural changes, additions, new or moved plumbing, finished basements, septic work and decks more than 60 cm (24 in) off the ground. We prepare the drawings, apply and book every inspection.
  • Oak Ridges Moraine: many King properties need a Moraine conformity review, and some need site plan approval, before an addition or new home can go ahead. We confirm what applies to your lot at the start.
  • Conservation authority permits: near rivers, wetlands and valleys, work in an area regulated by the TRCA or the Lake Simcoe Region Conservation Authority needs their permit or written clearance. We apply alongside your building permit.
  • Trees and woodlots: tree rules differ between the villages and the countryside, and York Region's forest conservation by-law protects woodlands. We check before any tree comes down.
  • Construction hours: King's noise by-law doesn't allow construction noise after 7pm in quiet zones or 9pm in residential areas, or on Sundays. We schedule loud work well inside those hours.
  • Heritage properties: King has many listed and designated heritage properties, including along Schomberg's Main Street. Exterior changes to a designated property need heritage approval.

Questions

King Township Renovation FAQ

Do you work across all of King Township?

Yes. We work in King City, Nobleton, Schomberg, Kettleby, Pottageville and the estate and rural properties in between, plus the rest of York Region and the GTA.

Does the Oak Ridges Moraine affect my renovation?

It can. Interior renovations are usually unaffected, but additions, new homes and new structures on Moraine land may need a conformity review or site plan approval first. We check your property's designation before design begins.

Do I need a conservation authority permit?

Only if your property is in an area regulated by the TRCA or the Lake Simcoe Region Conservation Authority, typically near rivers, wetlands or valleys. If it is, we apply for the permit or written clearance alongside your building permit.

My home is on a septic system. Can I still add a bathroom or bedroom?

Usually, yes. Adding bedrooms or fixtures can change the sewage load, so the septic system may need to be reviewed or upgraded. We look at it early and coordinate any septic work with your building permit.

Do you build custom homes and additions in King?

Yes, including new custom homes, rebuilds and large additions on estate and village lots, with every permit, approval and inspection handled. See custom homes →

Can I add an in-law suite or second unit?

Often, yes. On serviced lots, Ontario allows up to three units, and rural lots follow the Township's zoning and septic rules. We check what's possible on your property at the consultation.

How much does a renovation cost in King Township?

Kitchens start from about $26,000 and full bathrooms from about $19,000, before HST, with appliances extra. Layout changes, approvals and finishes affect the price. You get a clear quote after your consultation. Try our cost estimator →

What does the $199 consultation include?

An in-person visit, an honest conversation about budget and feasibility, and a measured floor plan report of your space. The $199 is credited in full toward your project.
