Local know-how

Renovating an Aurora Home: What to Expect

Aurora grew from a railway town on Yonge Street into one of York Region's most sought-after communities. Its homes range from Victorian and Craftsman houses to '90s subdivisions and estate lots.

Old Aurora

The Northeast Old Aurora Heritage Conservation District protects homes from the 1860s to the 1930s, from Victorian vernacular to Craftsman bungalows. Exterior changes need a heritage permit — and any tree in a heritage district needs a permit too.

Established neighbourhoods

Aurora Heights and the streets around Yonge and Wellington have homes from the 1950s to the '70s — ideal for open-concept layouts, new kitchens and finished basements.

'80s–2000s subdivisions

Aurora Highlands, Bayview Wellington, Aurora Grove and Bayview Northeast were built from the 1980s on. Their kitchens, bathrooms and basements are ready for updates.

Estate lots & custom homes

On larger lots and estate properties, including parts of the Oak Ridges Moraine, homeowners are adding on and rebuilding. Moraine and conservation rules can apply — we check them before design begins.

Permits & City rules

Aurora Rules We Handle for You

  • Building permits — needed for structural changes, new or moved plumbing, finished basements, basement apartments and decks more than 60 cm (24 in) off the ground. We prepare the drawings, apply and book every inspection.
  • Tree removals — Aurora's Private Tree Protection By-law limits how many trees you can remove in a 12-month period without a permit, and any tree in a heritage district — or a designated heritage tree — needs one.
  • Heritage district — the Northeast Old Aurora Heritage Conservation District covers the neighbourhood northeast of Yonge and Wellington. Exterior changes and new structures there need a heritage permit.
  • Construction hours — we follow the Town of Aurora's noise by-law and schedule loud work inside the permitted hours.
  • More homes on your lot — Ontario now allows up to three units on most serviced residential lots — for example, a basement apartment plus a garden suite. We check your lot's zoning at the consultation.

What moves the price in Aurora

  • Layout changes — moving walls, plumbing or gas lines costs more than updating what's there.
  • Permits and approvals — building, tree and heritage permits add drawings, fees and time.
  • The size of your home — larger homes mean more flooring, drywall, trim and paint.
  • Finishes — custom cabinetry, natural stone and large-format tile cost more than stock options.

Questions

Aurora Renovation FAQ

Do you work across all of Aurora?

Yes — Old Aurora, Aurora Highlands, Bayview Wellington, Aurora Grove, Aurora Heights and estate properties, plus the rest of York Region and the GTA.

Do I need a permit to remove a tree in Aurora?

It depends. Aurora limits how many trees you can remove in a 12-month period without a permit, and any tree in a heritage district needs one. We check your lot and the by-law before any work near trees.

Can I renovate a home in Old Aurora's heritage district?

Yes. Interior work is usually unaffected, but exterior changes, additions and new structures need a heritage permit that fits the district plan. We plan the design around it from the start.

Do I need a permit to finish my basement?

In most cases, yes. Finishing a basement with new walls, plumbing or a bedroom needs a building permit and inspections, and a basement apartment also has to meet zoning rules. We prepare the drawings and handle the permit.

Can I add a basement apartment or second unit?

Often, yes. Ontario allows up to three units on most serviced residential lots, and Aurora's zoning sets the rules for size, entrances and parking. We check your property at the consultation.

Do you build custom homes in Aurora?

Yes — new custom homes and rebuilds on infill and estate lots, including the permits, tree and conservation approvals and every inspection. See custom homes →

How much does a renovation cost in Aurora?

Kitchens start from about $26,000 and full bathrooms from about $19,000, before HST, with appliances extra. Layout changes, permits and finishes affect the price. You get a clear quote after your consultation. Try our cost estimator →

What does the $199 consultation include?

An in-person visit, an honest conversation about budget and feasibility, and a measured floor plan report of your space. The $199 is credited in full toward your project.
