Local know-how

Renovating a Newmarket Home: What to Expect

Newmarket grew from a 19th-century mill town on the Holland River into one of York Region's busiest towns. Its homes range from Victorian main-street houses to '80s subdivisions and new builds.

Historic Main Street

Lower Main Street South is a heritage conservation district, and many nearby homes date from the late 1800s and early 1900s. Exterior changes there need a heritage permit, and a pre-consultation with the Town's advisory group comes first.

1960s–'80s neighbourhoods

Areas like Gorham-College Manor, Bristol-London and Huron Heights have bungalows, backsplits and two-storeys from the 1960s to the '80s — ideal for open main floors, new kitchens and basement suites.

Newer subdivisions

Stonehaven, Summerhill, Woodland Hill and Glenway were built from the late '80s on. Builder-grade kitchens and bathrooms and unfinished basements are ready for an upgrade.

Additions & custom homes

Larger lots in older parts of town suit additions and custom rebuilds. Newmarket requires a permit for any private tree 20 cm or more across, so we plan around mature trees from the start.

Permits & City rules

Newmarket Rules We Handle for You

  • Building permits — needed for structural changes, new or moved plumbing, finished basements, basement apartments and decks more than 60 cm (24 in) off the ground. We prepare the drawings, apply and book every inspection.
  • Protected trees — Newmarket's Private Tree Protection By-law requires a permit to injure or remove a private tree 20 cm or more in diameter. Removing one without a permit can bring fines and compensation.
  • Heritage district — Lower Main Street South is a heritage conservation district. Exterior changes, new storefronts and new structures there need a heritage permit.
  • Construction hours — we follow the Town of Newmarket's noise by-law and schedule loud work inside the permitted hours.
  • More homes on your lot — Ontario now allows up to three units on most serviced residential lots — for example, a basement apartment plus a garden suite. We check your lot's zoning at the consultation.

What moves the price in Newmarket

  • Layout changes — moving walls, plumbing or gas lines costs more than updating what's there.
  • Permits and approvals — building, tree and heritage permits add drawings, fees and time.
  • The age of your home — older wiring, plumbing and framing may need updating once the walls are open.
  • Finishes — custom cabinetry, natural stone and large-format tile cost more than stock options.

Questions

Newmarket Renovation FAQ

Do you work across all of Newmarket?

Yes — Main Street and Old Town, Stonehaven, Woodland Hill, Summerhill, Glenway, Bristol-London, Huron Heights and Armitage, plus the rest of York Region and the GTA.

Do I need a permit to remove a tree in Newmarket?

If it's 20 cm or more in diameter, yes. Newmarket's Private Tree Protection By-law requires a permit to injure or remove a private tree that size, so we flag protected trees at the consultation.

Can I renovate a home on Lower Main Street South?

Yes. Exterior changes and new structures in the heritage district need a heritage permit, and the Town asks for a pre-consultation with its advisory group first. We plan the design around it from the start.

Do I need a permit to finish my basement?

In most cases, yes. Finishing a basement with new walls, plumbing or a bedroom needs a building permit and inspections, and a basement apartment also has to meet zoning rules. We prepare the drawings and handle the permit.

Can I add a basement apartment or second unit?

Often, yes. Ontario allows up to three units on most serviced residential lots, and Newmarket's zoning sets the rules for size, entrances and parking. We check your property at the consultation.

Do you take on commercial renovations in Newmarket?

Yes — offices, clinics and retail units, including full build-outs and leasehold improvements. We schedule around your business hours. See commercial renovations →

How much does a renovation cost in Newmarket?

Kitchens start from about $30,000 and full bathrooms from about $22,000, before HST, with appliances extra. Layout changes, permits and finishes affect the price. You get a clear quote after your consultation. Try our cost estimator →

What does the $199 consultation include?

An in-person visit, an honest conversation about budget and feasibility, and a measured floor plan report of your space. The $199 is credited in full toward your project.
