Local know-how

Renovating in Keswick & Georgina: What to Expect

Georgina wraps the south shore of Lake Simcoe, from Keswick to Pefferlaw. Many homes started as seasonal cottages, and lake and rural lots come with rules you won't find in the city.

Cottage-to-home conversions

Along the shore — Keswick, Jackson's Point, Sutton and Willow Beach — many homes began as seasonal cottages. Making them comfortable year-round means insulation, heating, plumbing and often foundation work. We did exactly this on a full-gut lakeside remodel in Georgina.

Keswick family homes

Keswick's newer subdivisions are ready for kitchen, bathroom and basement updates — like the kitchen, bathroom and open living space we renovated in Keswick.

Septic & rural lots

Outside the serviced areas, many Georgina homes use private septic systems. A new system needs a Part 8 sewage system approval, and adding bedrooms or bathrooms can mean septic upgrades — we plan for it early.

Outdoor living

Decks, patios, firepits and landscaping that make the most of lake life — including the patio, firepit and hot tub area on our Georgina lakehouse project.

Permits & City rules

Georgina Rules We Handle for You

  • Building permits — needed for additions, structural changes, new or moved plumbing, finished basements and decks more than 60 cm (24 in) off the ground. The Town reviews zoning first, which can take up to 10 business days after drawings are filed.
  • Lake Simcoe conservation clearance — most new homes and additions in Georgina need clearance from the Lake Simcoe Region Conservation Authority, especially near the lake, creeks and wetlands. We coordinate it with your building permit.
  • Septic approvals — homes on private septic need a Part 8 sewage system approval for a new or replaced system, and added bedrooms or bathrooms can trigger upgrades.
  • Construction hours — we follow the Town of Georgina's noise by-law and schedule loud work inside the permitted hours.
  • More homes on your lot — on serviced lots, Ontario now allows up to three units — for example, a basement apartment plus a garden suite. We check your lot at the consultation.

What moves the price in Keswick & Georgina

  • The age and type of home — cottages often need insulation, heating, plumbing and structural upgrades to become year-round homes.
  • Septic and conservation approvals — septic upgrades and conservation clearance add design, fees and time.
  • Layout changes — moving walls, plumbing or gas lines costs more than updating what's there.
  • Finishes — custom cabinetry, natural stone and large-format tile cost more than stock options.

Questions

Keswick & Georgina Renovation FAQ

Do you really work in Keswick and Georgina?

Yes. We've completed full renovations in both — a lakeside cottage remodel in Georgina and a home renovation in Keswick — and we work across the Town of Georgina.

Can you convert a cottage into a year-round home?

Yes — insulation, heating, plumbing, windows and often foundation work. We assess what the structure needs at the consultation and plan the permits, including septic and conservation approvals.

Do I need Lake Simcoe conservation approval?

Most new homes and additions in Georgina need clearance from the Lake Simcoe Region Conservation Authority, especially near the lake, creeks or wetlands. We check your property and coordinate it with your building permit.

My home is on septic. Can I add a bedroom or bathroom?

Often, yes, but the septic system has to handle the extra load, and a new or upgraded system needs a Part 8 sewage system approval. We plan for it early so it doesn't stall the project.

Do I need a permit to finish my basement?

In most cases, yes. Finishing a basement with new walls, plumbing or a bedroom needs a building permit and inspections. We prepare the drawings and handle the permit.

Do you build decks, patios and outdoor spaces?

Yes — decks, patios, firepit areas, fences and landscaping. See outdoor projects →

How much does a renovation cost in Keswick & Georgina?

Kitchens start from about $30,000 and full bathrooms from about $22,000, before HST, with appliances extra. The age of the home, septic and conservation approvals, and finishes affect the price. You get a clear quote after your consultation. Try our cost estimator →

What does the $199 consultation include?

An in-person visit, an honest conversation about budget and feasibility, and a measured floor plan report of your space. The $199 is credited in full toward your project.
