Local know-how

Renovating a Toronto Home: What's Different Here

Toronto's housing ranges from 1890s row houses to glass towers. Each comes with its own surprises — we plan for them at the consultation, not halfway through the job.

Century homes & semis

Leslieville, Riverdale, the Annex, Roncesvalles, Little Italy and the Danforth are full of homes built before 1940. Opening the walls can reveal knob-and-tube wiring, lath and plaster, old galvanized or lead pipes — and a shared wall with your neighbour. We check for these early and build them into the plan.

Post-war bungalows & split-levels

Much of North York, Etobicoke, East York and Scarborough was built between the 1940s and 1970s. These homes are great candidates for open-concept layouts and basement suites — but removing a load-bearing wall needs an engineered beam and a permit, and older materials may need asbestos testing before demolition.

Condos

From CityPlace and Liberty Village to Yonge & Eglinton, condo renovations come with management approvals, elevator bookings, set work hours, insurance certificates and flooring-underlay rules. We handle the paperwork and follow your building's rules to the letter.

Offices, shops & clinics

Leasehold improvements need landlord sign-off, permits and often after-hours work so your business can stay open. We plan the build around your schedule.

Permits & City rules

Toronto Rules We Handle for You

  • Building permits — needed for structural changes, new or moved plumbing, basement apartments, underpinning, new entrances and decks more than 60 cm (24 in) off the ground. We prepare the drawings, apply and book every inspection.
  • Construction hours — Toronto's noise bylaw allows construction noise 7 a.m.–7 p.m. on weekdays and 9 a.m.–7 p.m. on Saturdays, and not on Sundays or statutory holidays. We schedule loud work inside those hours.
  • Protected trees — private trees 30 cm or more across, and trees of any size in ravine-protected areas, need a City permit before work that could injure them, like digging footings or underpinning near the roots.
  • Heritage districts — in areas like Cabbagetown and Rosedale, exterior changes you can see from the street, such as windows, porches and masonry, can also need a heritage permit.
  • More homes on your lot — Toronto now permits laneway suites, garden suites and up to four units on most residential lots. We'll tell you at the consultation whether your lot is a fit.

What moves the price in Toronto

  • The age of your home — older wiring, plumbing and uneven framing often need updating once the walls are open.
  • Access — narrow lots with no driveway, street parking, and condo elevators and loading docks add time.
  • Permits and drawings — structural, plumbing and basement work needs permits, drawings and inspections.
  • Finishes — custom cabinetry, natural stone and large-format tile cost more than stock options.

Do you work across all of Toronto?

Yes — downtown, midtown, the East and West Ends, East York, North York, Etobicoke and Scarborough, plus the rest of the GTA. See all areas we serve →

Do I need a permit for my renovation in Toronto?

You need a building permit for structural changes, new or moved plumbing, basement apartments, underpinning, new entrances and decks more than 60 cm off the ground. Cosmetic updates like paint, flooring, or new cabinets in the same layout usually don't need one. When a permit is required, we handle it.

What hours can contractors work in Toronto?

Toronto's noise bylaw allows construction noise from 7 a.m. to 7 p.m. on weekdays and 9 a.m. to 7 p.m. on Saturdays. It isn't allowed on Sundays or statutory holidays. We plan noisy work inside those hours.

Do you renovate condos?

Yes. We handle management approvals, elevator bookings, insurance certificates and your building's work-hour and flooring rules.

Can I add a basement apartment, laneway suite or garden suite?

Often, yes. Toronto permits laneway suites, garden suites and up to four units on most residential lots. We review your property at the consultation and tell you honestly whether it's a fit before you pay for drawings.

Do you take on commercial renovations in Toronto?

Yes — offices, retail, clinics and showrooms, including full build-outs and leasehold improvements. We schedule around your business hours. See commercial renovations →

How much does a renovation cost in Toronto?

Most of our kitchens land between $25,000 and $60,000 and most bathrooms between $12,000 and $30,000, before HST. Older homes, access and permits affect the price. You get a clear quote after your consultation.

What does the $199 consultation include?

An in-person visit, an honest conversation about budget and feasibility, and a measured floor plan report of your space. The $199 is credited in full toward your project.
