Local know-how

Renovating a Richmond Hill Home: What to Expect

Richmond Hill grew from a village on Yonge Street into a city of post-war bungalows, '90s family homes, estate lots and condos. Each comes with its own surprises — we plan for them at the consultation, not halfway through the job.

Post-war bungalows & backsplits

Around Mill Pond, Crosby, Harding and Richvale, many homes date from the 1950s to the 1970s. They open up beautifully into bright, open-concept layouts — but removing a load-bearing wall needs an engineered beam and a permit, and older wiring and plumbing often need updating once the walls are open.

'80s, '90s & 2000s family homes

Most of Richmond Hill — Bayview Hill, Rouge Woods, Devonsleigh, Westbrook, Jefferson and Oak Ridges — was built in the last 40 years. Builder-grade kitchens, bathrooms and staircases are now 20 to 30 years old, which makes these homes ideal for kitchen updates, ensuite renovations, open main floors and finished basements.

Estate lots & custom rebuilds

On large lots in South Richvale and Bayview Hill, older homes are being replaced with custom builds and major additions. New homes and large additions need a City site alteration permit, and often tree permits too — we coordinate both alongside your building permit.

Condos on the Yonge corridor

From Richmond Hill Centre north along Yonge Street, condo renovations come with management approvals, elevator bookings, set work hours, insurance certificates and flooring-underlay rules. We handle the paperwork and follow your building's rules.

Permits & City rules

Richmond Hill Rules We Handle for You

  • Building permits — needed for structural changes, new or moved plumbing, finished basements, basement apartments and decks more than 60 cm (24 in) off the ground. The City asks for scaled drawings showing every room, window and door; we prepare them, apply and book every inspection.
  • Construction hours — Richmond Hill's noise by-law prohibits construction noise from 7 p.m. to 7 a.m., Monday to Saturday, and all day on Sundays and statutory holidays. We schedule loud work inside those hours.
  • Protected trees — since 2025, private trees 15 cm or more across are protected. You need a City permit before removing or injuring one — including digging footings near its roots.
  • Site alteration permits — required for pools, additions, new infill homes, additional units and grading that changes drainage. Small additions under about 400 sq ft that don't affect drainage are generally exempt.
  • The Oak Ridges Moraine & lakes — north Richmond Hill sits on the Moraine, where site work starts with a pre-consultation with the City. Lots within 120 m of a shoreline, like Lake Wilcox, go through site plan approval instead.

More space on your lot

Basement Apartments & Additional Units

Up to 3 units

Ontario now allows up to three homes on most serviced residential lots — for example, your house plus a basement apartment and a garden suite. Richmond Hill's zoning sets the rules for size, entrances and parking. We check your lot at the consultation, then handle the drawings, permits and build.

What moves the price in Richmond Hill

  • Layout changes — moving walls, plumbing or gas lines costs more than updating what's there.
  • Permits and approvals — building, site alteration and tree permits add drawings, fees and time.
  • The age of your home — older wiring, plumbing and framing may need updating once the walls are open.
  • Finishes — custom cabinetry, natural stone and large-format tile cost more than stock options.

Questions

Richmond Hill Renovation FAQ

Are you based in Richmond Hill?

Yes. J Group is a family-owned renovation and construction company based in Richmond Hill since 2015. We work across Richmond Hill, York Region and the rest of the GTA.

Do I need a permit to finish my basement in Richmond Hill?

Yes. Finishing a basement needs a building permit with scaled drawings of the rooms, washroom, windows and doors. A basement apartment also has to meet the City's zoning rules. We prepare the drawings and handle the permit and inspections.

Can I add a basement apartment or second unit?

Often, yes. Ontario allows up to three units on most serviced residential lots, and Richmond Hill's zoning sets the rules for size, entrances and parking. We check your property at the consultation and tell you honestly whether it's a fit.

What hours can contractors work in Richmond Hill?

Richmond Hill's noise by-law prohibits construction noise from 7 p.m. to 7 a.m., Monday to Saturday, and all day on Sundays and statutory holidays. We plan noisy work inside the permitted hours.

Do I need a permit to remove a tree on my property?

If it's 15 cm or more across, yes. Since 2025, Richmond Hill protects private trees of that size, and you need a City permit to remove or injure one. We flag protected trees early so they don't hold up your project.

Do you build custom homes in Richmond Hill?

Yes — new custom homes on infill and estate lots, including site alteration permits, tree permits and every inspection through to occupancy. See custom homes →

How much does a renovation cost in Richmond Hill?

Most of our kitchens land between $25,000 and $60,000 and most bathrooms between $12,000 and $30,000, before HST. Layout changes, permits and finishes affect the price. You get a clear quote after your consultation.

What does the $199 consultation include?

An in-person visit, an honest conversation about budget and feasibility, and a measured floor plan report of your space. The $199 is credited in full toward your project.
