Permits & By-laws in York Region
- Protected trees: private trees 15 cm or more in Richmond Hill, and 20 cm or more in Vaughan and Markham, are covered by tree by-laws.
- Site alteration: Richmond Hill's by-law covers additions, pools and infill homes, so we check it before the design is final.
- Oak Ridges Moraine: moraine properties in Richmond Hill need a pre-consultation, and King lots often need conservation authority permits.
- Heritage districts: exterior work in Unionville, Markham Village, Thornhill, Woodbridge, Maple or Kleinburg-Nashville needs a heritage permit.

Who handles design, permits and construction on a whole-home renovation?
We do. J Group is one full-service team, so you don't have to hire a designer, a permit runner and separate trades yourself. We plan the layout, arrange the drawings and engineering your project needs, handle the permits and run every trade, with one project manager as your point of contact.
How much does a whole-home renovation cost in York Region?
Every home is different, so we price whole-home work after an in-person consultation instead of guessing. The biggest factors are square footage, layout changes and finish selections. After the visit you get a clear, fixed-price quote before any work starts, and any change you ask for or hidden problem we find is priced in writing before extra work begins.
Can we live at home during the renovation?
Often, yes. For larger projects we talk through timing and phasing with you before we start, so you know exactly what to expect.
Can you remove walls or add space?
Yes. We open up layouts and build rear, second-storey and over-garage additions. Removing a load-bearing wall needs an engineered beam and a permit, and we take care of both as part of the project.
What warranty do you offer?
Every project comes with a 2-year written workmanship warranty and a final walkthrough together.
Are you licensed and insured?
Yes. J Group Renovations is licensed, insured and WSIB-covered, and plumbing, gas and electrical work is done by licensed trades.
