Local know-how

Kitchens in Vaughan Homes

Vaughan’s homes range from 1960s bungalows to brand-new subdivisions and condo towers. Here’s what kitchen projects usually look like in each.

’90s and 2000s subdivisions

In Maple, Vellore Village, Sonoma Heights, Patterson and much of Woodbridge, builder-grade kitchens are ready for an update. Common projects: a larger island with seating, cabinets to the ceiling, quartz or porcelain counters and a walk-in pantry.

Older Woodbridge & Thornhill homes

Bungalows and backsplits from the 1960s and ’70s often have closed-off kitchens. Opening them up needs an engineered beam and a building permit, and it’s the right time to update the wiring and plumbing behind the walls.

Second kitchens & prep kitchens

Many Vaughan families want a second kitchen in the basement or a prep kitchen beside the main one. New plumbing, gas and electrical for it need a building permit, so we check what the City requires before we design.

Estate homes & VMC condos

Kleinburg and Islington Woods kitchens are often full custom projects with panel-ready appliances. Condo kitchens at the VMC and along Highway 7 need management approval, elevator bookings and set work hours, which we handle.

Permits & City rules

Vaughan Kitchen Rules We Handle

  • Building permits — needed to remove or alter a load-bearing wall, move or add plumbing (including for a second kitchen), or change a gas line. A same-layout cabinet and counter update usually doesn’t need one. We prepare the drawings and book every inspection.
  • Electrical — new circuits, pot lights and panel upgrades are done by licensed electricians and inspected by Ontario’s Electrical Safety Authority (ESA).
  • Gas — moving a range or running a new gas line is done by a TSSA-licensed gas technician.
  • Construction hours — Vaughan’s noise by-law allows construction between 7 a.m. and 7 p.m., Monday to Saturday, and not on Sundays or statutory holidays.
  • Heritage districts — in Woodbridge, Maple, Kleinburg-Nashville and Thornhill, interior kitchen work is usually unaffected, but new windows, doors or a kitchen bump-out need a heritage permit.

Questions

Vaughan Kitchen Renovation FAQ

How much does a kitchen renovation cost in Vaughan?

Full-service kitchens start from about $26,000 before HST, with appliances extra. Most mid-size kitchens land between $41,000 and $91,000, and large kitchens start around $56,000. You get a clear quote after your consultation. Try our cost estimator →

Can you build a second kitchen in my basement?

Yes. We plan the plumbing, gas, electrical and ventilation, and handle the building permit for the new work. We check what the City of Vaughan requires for your home at the consultation, before any design work starts.

How long does a kitchen renovation take?

Most kitchens take 4 to 8 weeks from demolition to final install. Custom cabinetry usually takes about 6 weeks to build, so we order it as soon as the design is final.

Do you install quartz and porcelain counters?

Yes. Quartz, granite and porcelain counters are templated and installed as part of your project, including waterfall islands and full-height stone backsplashes.

Do I need a heritage permit for a kitchen in Woodbridge or Kleinburg?

Usually not for interior work. If the project changes the outside of the house, such as new windows, a patio door or a bump-out, the heritage district rules apply, and we handle the permit.

Are appliances included in the price?

No. Appliances are extra, because choices vary so much. We can reuse yours, or help you plan sizes, panel-ready fronts and ventilation for new ones.

What does the $199 consultation include?

An in-home visit, an honest talk about budget and design, and a measured floor plan report of your kitchen. The $199 is credited in full toward your project.
