Local know-how

Kitchens in Markham Homes

Markham blends historic villages with some of the GTA’s newest planned communities. Kitchen projects look different in each.

Newer communities

In Cornell, Berczy, Wismer, Cathedraltown and Angus Glen, builder-grade kitchens from the late ’90s on are ready for an upgrade: taller cabinets, a bigger island, quartz counters, better lighting and a proper pantry.

1960s–’80s split-levels & two-storeys

In parts of Unionville, Milliken and Markham’s side of Thornhill, kitchens are often closed off. Opening them to the dining or family room usually needs an engineered beam and a building permit.

Heritage homes

Main Street Unionville and Markham Village have homes from the 1800s and early 1900s. Interior kitchen work is usually unaffected by heritage rules, but older homes can hide outdated wiring and plumbing, which we plan for up front.

Condos & townhomes

Condo kitchens in Downtown Markham and along Highway 7 need management approval, elevator bookings and set work hours. Townhome renovations often need condo-corporation sign-off too. We handle the paperwork.

Permits & City rules

Markham Kitchen Rules We Handle

  • Building permits — needed to remove or alter a load-bearing wall, move or add plumbing, or change a gas line. A same-layout cabinet and counter update usually doesn’t need one. We prepare the drawings and book every inspection.
  • Electrical — new circuits, pot lights and panel upgrades are done by licensed electricians and inspected by Ontario’s Electrical Safety Authority (ESA).
  • Gas — moving a range or running a new gas line is done by a TSSA-licensed gas technician.
  • Construction hours — Markham’s noise by-law stops construction noise at 7 p.m. on weekdays and limits Saturdays to 9 a.m.–5 p.m. It isn’t allowed on Sundays or statutory holidays.
  • Heritage districts — in Unionville, Markham Village and Thornhill, new windows, patio doors or a kitchen bump-out need a heritage permit. Interior-only work usually doesn’t.

Questions

Markham Kitchen Renovation FAQ

How much does a kitchen renovation cost in Markham?

Full-service kitchens start from about $26,000 before HST, with appliances extra. Most mid-size kitchens land between $41,000 and $91,000, depending on size, layout changes and finishes. You get a clear quote after your consultation. Try our cost estimator →

How long does a kitchen renovation take?

Most kitchens take 4 to 8 weeks from demolition to final install. Custom cabinetry usually takes about 6 weeks to build, so we order it as soon as the design is final.

Do I need a permit to remove a kitchen wall in Markham?

If the wall is load-bearing, yes. Removing it needs an engineered beam and a building permit from the City of Markham. We check whether the wall is structural at the consultation, then handle the drawings and the permit.

My home is in a Markham heritage district. Can I renovate the kitchen?

Yes. Interior kitchen work usually isn’t covered by heritage rules. If the project changes the outside of the home, such as a new window or patio door, a heritage permit is needed, and we handle it.

Can you renovate a townhouse kitchen?

Yes. Many Markham townhomes are part of a condominium corporation, so we get the corporation’s sign-off and follow its rules for work hours and access.

Are appliances included in the price?

No. Appliances are extra, because choices vary so much. We can reuse appliances you already own, or help you plan sizes and ventilation for new ones.

What does the $199 consultation include?

An in-home visit, an honest talk about budget and design, and a measured floor plan report of your kitchen. The $199 is credited in full toward your project.
