Local know-how

Bathrooms in Markham Homes

Markham’s mix of heritage villages, ’60s–’80s neighbourhoods, newer communities and condos means bathroom projects vary. These are the most common.

Newer communities

In Cornell, Berczy, Wismer, Cathedraltown and Angus Glen, builder-grade ensuites often have a corner tub, a small shower and a single vanity. A large glass shower, a double vanity and better lighting change the room completely.

Easy-access showers

For parents living with you, or for your own future, a curbless or low-threshold shower with a bench and blocking for grab bars makes the bathroom easier to use. We plan the floor slope and drain early.

Older & heritage homes

In Unionville, Markham Village and 1960s–’80s split-levels, older bathrooms can hide galvanized pipes and cast-iron drains. We update what’s needed once the walls are open. Interior bathroom work in heritage districts usually doesn’t need a heritage permit.

Condos & townhomes

Condo bathrooms in Downtown Markham and along Highway 7 need management approval, elevator bookings and set work hours. Townhomes often need condo-corporation sign-off. We handle the paperwork.

Permits & City rules

Markham Bathroom Rules We Handle

  • Building permits — needed when plumbing moves, fixtures are added (like a new basement bathroom or a second sink), or walls change. Replacing fixtures in the same spots usually doesn’t need one. We prepare the drawings and book every inspection.
  • Electrical — heated floors, lighting, fans and outlets are done by licensed electricians and inspected by Ontario’s Electrical Safety Authority (ESA).
  • Ventilation — every bathroom we build gets a properly sized exhaust fan vented outside, to keep moisture out of your walls.
  • Construction hours — Markham’s noise by-law stops construction noise at 7 p.m. on weekdays and limits Saturdays to 9 a.m.–5 p.m. It isn’t allowed on Sundays or statutory holidays.
  • Heritage districts — in Unionville, Markham Village and Thornhill, interior bathroom work usually doesn’t need a heritage permit, but a new or enlarged window does.
