Smart budgeting
Make Your Budget Go Further
Every dollar counts right now. Here's how we help clients get the most from their budget without cutting corners.
Keep your layout
Leaving the sink, range and toilet where they are avoids $2,500 to $8,000 per move in plumbing and permits.
Choose semi-custom cabinetry
Cabinetry is often 30 to 40% of a kitchen budget. Semi-custom gives you most of the look of custom for a lot less.
Spend where you touch
Put the money into counters, faucets and lighting you use every day. Save on large surfaces, like porcelain instead of natural stone.
Phase the work
Do the kitchen now and the bathrooms later to spread the cost. We'll plan the phases so the work fits together.
Use the rebates
Toronto's Basement Flooding Protection Subsidy covers up to $6,650 for a backwater valve, sump pump and more. Peel Region rebates 60% of a backwater valve, up to $1,500.
Plan before you build
Changes mid-project cost the most. A measured floor plan and a clear, fixed-price quote up front keep the budget where you set it.
Comparing quotes
What a Full-Service Price Includes
Two quotes for the same job can be tens of thousands of dollars apart. Usually it's because one leaves things out. Before you compare, check that each quote covers:
- Design and layout, plus drawings when the work needs them
- Permits and inspections for structural, plumbing and electrical work
- A dedicated project manager who runs every trade and the schedule
- Licensed trades for plumbing, gas and electrical
- Site protection, disposal and daily clean-up
- A written workmanship warranty. Ours is 2 years.
- A fixed price, with any change you ask for or hidden problem we find priced in writing before extra work starts
How to budget
Plan for More Than the Quote
+13% HST
Renovation prices in Ontario are usually quoted before HST. Add 13% to any number on this page.
Keep a contingency of 10 to 15% for surprises behind the walls, or 15 to 20% for homes built before 1960, where old wiring, galvanized pipes and asbestos are common.
Cost drivers
What Moves the Price Most
Finishes matter, but these usually decide where your project lands in the range.
Layout changes
Moving a sink, range or drain typically adds $2,500 to $8,000. Taking out a wall for an open concept, with an engineer's drawings, a beam and a permit, adds about $8,500 to $25,000.
The age of your home
Older Toronto homes often hide knob-and-tube wiring, galvanized pipes or asbestos. Updating them is the right call, and it's why older homes need a bigger contingency.
Cabinetry and stone
Cabinetry is often 30 to 40% of a kitchen budget. Custom millwork, quartzite or natural stone, and integrated appliances push a kitchen into the premium and luxury tiers.
Condo rules
Condo bathrooms typically cost 10 to 20% more. That covers management approvals, elevator bookings, set work hours and flooring rules.
Basement structure
A new separate entrance usually adds $15,000 to $30,000. Underpinning to gain ceiling height can add $50,000 to $100,000 or more.
Permits and drawings
City permit fees are usually a small part of the budget. Engineering and permit drawings for structural work add more, and skipping permits costs far more later.
Questions
Renovation Cost FAQ
Are these prices before HST?
Yes. Every price on this page is in Canadian dollars, before Ontario's 13% HST.
Are appliances included in kitchen prices?
No. Appliances are extra, so you can choose the brands you want. A basic set runs about $5,000, while integrated premium brands can be $25,000 or more.
Can you work with my budget?
Yes. Tell us your number at the consultation and we'll show you what it can do: where to spend, where to save, and whether phasing the work makes sense. We also offer in-house financing.
Do you offer financing?
Yes. We offer in-house financing, so you can spread the cost of your project over time. Ask about payment options at your consultation.
Why do quotes vary so much between contractors?
Lower numbers often leave out design, permits, project management, disposal or a warranty, or assume the cheapest materials. Our prices include everything needed to do the job properly, so there are no surprises later.
Will my price change once work starts?
Not for the work in your quote. Once you accept it, the price is fixed. It changes only if you ask for a change, or if we uncover something no one could see before walls or floors were opened, such as rot, old wiring or asbestos. If that happens, we stop, show you what we found and agree on the price in writing before any extra work is done. That is why we suggest keeping a 10 to 15% contingency.
How accurate is the estimator?
It shows typical 2026 ranges for projects like yours in Toronto and the GTA. Your exact price depends on your space, the age of your home, layout changes and finishes. You get a clear, fixed-price quote after we see the space.
How much contingency should I plan for?
Plan for 10 to 15% on top of the quote, or 15 to 20% for homes built before 1960. Older homes are more likely to have outdated wiring, plumbing or asbestos behind the walls.
How much does a home addition cost?
Full-service additions start from about $350 per square foot for a ground-floor or rear addition and about $375 per square foot for a second storey, before HST, including design, engineering drawings and permits. A 300 sq ft family-room addition usually lands between about $105,000 and $180,000.
How much does a commercial renovation cost in Toronto?
It depends more on the space than on its size: the condition of the unit, landlord and building requirements, the HVAC, plumbing and electrical work needed, and whether the work happens after hours. That is why we price commercial projects after a walkthrough. We measure the space, check the lease and permit requirements, and follow up with a clear, fixed-price quote and timeline. On-site consultations are complimentary until December 31, 2026 (regularly $199). See our commercial work →
How much do decks, fences and patios cost?
Installed and before HST, decks start from about $30 per square foot in pressure-treated wood and $55 in composite, fences from about $35 per linear foot, and interlock patios and walkways from about $25 per square foot. A 250 sq ft composite deck usually lands between about $14,000 and $22,500. See our outdoor work →
What does the $199 consultation include?
An in-person visit to your home or space, an honest conversation about budget, timing and feasibility, and a measured floor plan report. The $199 is credited in full toward your project. Until December 31, 2026, the consultation is complimentary.
Do I need a permit for my renovation?
Usually, yes, if the work involves structural changes, new or moved plumbing, electrical work, a basement apartment, an addition or a raised deck. We handle permits as part of the project. Read our permits guide →
